Nestling in 1.35 acres of olive trees, beautiful landscaped gardens with expansive pool and outbuilding, is this stylishly restored 3 bedroom house enjoying wonderful countryside views from its peaceful location near Penna San Giovanni and Servigliano.
It was a very rustic, barely habitable old farmhouse that, even then, in that condition, had a certain something. The current owners transformed it into a rustic and contemporary mix of old and new.
The property is reached off a town-maintained white road. There is the old stone accessory building and a parking area, a pergola alongside the inviting pool area, and the stone exterior is exquisitely pointed, Large glass windows and doors were installed in the restoration.
The entrance leads to the fitted kitchen and dining area which is full of light from the big exterior doors. The cement-look floor tiles, the contemporary kitchen (including a wine fridge), the original beams, renewed and painted white, the clean lines of the interior design are all part of the restoration.
The contrast of old and new and the renewal of the old farmhouse is everywhere in evidence. Just off the kitchen to one side is a laundry and utility room. To the side is a sitting area with a big, single pane, fixed piece of glass.
This leads to the living room which also has a big, multi-panel door through which the natural light just pours in. This room includes a wood-burner for a touch of "warmth" in the colder months.
The house has underfloor heating, a new high efficiency boiler, the mains water connection is brand new, the plumbing, heating and electrical systems were newly installed during the restoration just concluded in 2021, and the windows and doors are all new, double-glazed, EU certified.
The restoration also included damp resistance measures.
Moving upstairs the good design continues. There are three main spaces on this first floor. Two are arranged as bedrooms with en-suite bathrooms. The centre space, or landing, is currently open and is used as a bright and airy office. This centre space offers some options - it can be a 3rd bedroom, office, gym or yoga studio - put a sofa-bed there and it's any of the above, plus bedroom 3.
The main bedroom has the bathroom seamlessly integrated into the design, with a proper bath tub, double sinks and high end fixtures and fittings. The 2nd bedroom has the bathroom neatly designed behind a parapet wall, it too having high-end fixtures and fittings.
The outbuilding is to be restored. It's arrayed over two floors with a total of around 70m2. There is the possibility of a portion of the restoration of this building being funded using government grants. This old stone building, under any circumstances, is a tremendous added-value and volumetric upside to consider.
The pool, too, has been reborn. It's an 8m x 4m pool with a beautiful stone surround. The liner is new, the colour is "thunder gray/blue" and the pump is new. In addition to the surround, the pool area has a big bench seating arrangement that is set in the stone wall that divides the pool from the pergola. And, on the other side, the pergola side, there's a similar bench seating set up. The pergola serves as the 2-3 season outdoor dining room.
The views from the pergola and from almost everywhere on the plot are quite special.
The plot, roughly 5,500m2, is fully south-facing. Most of the view is of rolling hills, sunflower fields and hill-top towns - classic views. From one side there's an impressive view of the Sibillini Mountains. There are 24 mature olive trees on the plot (producing 20 litres of oil last season), a vegetable patch and very natural, low maintenance landscaping throughout.
The closest town is Penna San Giovanni, at 5 minutes, a quiet little town with basic services and some very pleasant places to eat or have a cappuccino or prosecco. Also nearby are elegant Servigliano, one of our favourite Marche towns, Sant'Angelo in Pontano, Falerone and others.
It is centrally located, around 40 minutes to the beach and 35 minutes to the heart of the Sibillini National Park, while equidistant from provincial capitals Macerata and Fermo.
